                        <content:encoded><![CDATA[We have been looking at new 5th wheel rigs in the 35-38ft length for a while now and have not been able to find exactly what we are looking for. For one, many of the new rigs in our price range, feel cheaply made and most have seem to have initial quality issues.
This got us into looking for a higher quality used unit. I saw a new posting from a local private party for a 2013 31SL. I was not a big fan of the rear wall entertainment system setup but after looking at this one I think that it would work for us. I'm going to look at the unit soon, and would like advice of what I should pay attention too. Obviously, I'll look at the roof, although I am thinking of having the roof Armour system installed eventually. We plan on doing some boon docking in the future and this rig has 2 solar panels and 4 agm battery's installed. It has new G rated tires, and the morryde sre 4000 suspension installed. It does have the smaller RV fridge and only one a/c unit, but it does have the heat pump option. The owner didn't think that it was wired for a second a/c unit but couldn't be sure. Did Redwoods come standard with wiring for 2nd a/c or was that an option? 
Anyway, I'm looking for any advice on common things to look for.
My TV is a 2014 F-350 SRW longbed Diesel with 3800lb payload.

We are looking for a rig 35 - 40 feet with a 1 ton GMC dually to pull it 
Would you guys buy another Redwood or is there a specific model to stay away from. 
We are also looking at a DRV. I’m trying to get the best bang for my buck without being in the shop fixing problems full time

But what I find interesting is the information that might help perspective RV Owners when making an offer on a new RV. NEVER PAY FULL PRICE!

Buyers should always continue to shop around and consider alternatives such as used. You can save a lot of money on a rig that is just 1 or 2 years old.

Having made the disclaimer, this website offers a peak into what a dealership MAY be paying. There are likely additional incentives such as volume sales, hold-backs, and the like. When negotiating a new rig, one should START at 50% off of the MSRP and settle at near 40% with add-ons such as a washer/dryer, satellite systems, hoses, etc (I'm specifically addressing this price-point range. Lower sales prices net smaller discounts. Higher sales prices net larger discounts). Remember that ALL things are negotiable. Even the Tax, Title and License. "I" typically will spend 2 or 3 days negotiating. But on this last truck AND trailer, I spent about 3-4 weeks negotiating each. Good things come to those who wait. The Seller NEEDS to sell. You don't NEED to buy so you are in control of the negotiating. Even the most timid can win!

For those considering a new RV, it pays to read thru each manufacturer's warranties...For the Redwood, it is located in the Owner's Manual.

Redwood's latest "exclusions". I've highlighted a few key things to consider before you buy. This is their warranty:

Keystone RV Company Owners Manual 4/1/2018

<b>WHAT IS NOT COVERED</b> 

THE LIMITED BASE AND STRUCTURAL WARRANTIES WILL NOT APPLY TO:

•	<span style="color:red;">Routine maintenance</span> including, without limitation, caulking, re-caulking and waxing of the body of the RV, tightening screws, brake squeak/lock-up/adjustment, latches, locks, combustion systems, changing fuses, or light bulbs, and maintaining the air conditioning and heating systems; 

•	<span style="color:red;">Any water leaks or related consequential damages that are a result of your failure to properly maintain the exterior seals</span> as required in the Owner’s Manual.

•	Any water leaks or related consequential damages that arise after the limited one-year base warranty expires (water leaks are covered under the base warranty and not the structural warranty);

•	Adjustments to all doors, drawers, locks, latches, slide outs, awnings and window treatments beyond 90 days after retail sale; 

•	<span style="color:red;">Equipment, products, components, appliances, or accessories not manufactured by Keystone;</span> 

•	<span style="color:red;">Recreational vehicles used for business, rental, residential, commercial, or disaster relief purposes, or any purposes other than recreational travel and family camping;</span> 

•	<span style="color:red;">Recreational vehicles that are not originally purchased through an authorized dealer</span> or those purchased through auction, repossession, salvage or an otherwise damaged or distressed condition; 

•	Damage or loss caused in whole or in part by the misuse, abuse, neglect, theft, vandalism, product modification, <span style="color:red;">improper</span> customer or <span style="color:red;">dealer installation,</span> improper stowing of equipment, <span style="color:red;">overloading or improper balancing of the load,</span> low or high voltage, unauthorized repair or failure to follow instructions supplied with the recreational vehicle; 

•	<span style="color:red;">Damage or loss caused in whole or in part by the unauthorized attachments,</span> modifications or alterations to the structure, body, pin box, or frame of the RV including but not limited to trailer hitches for towing, or platforms for supporting cargo; 

•	<span style="color:red;">Any fading or die lot changes of fabrics or carpet or cosmetic issues with the roof material(s) or its installation;</span> 

•	<span style="color:red;">Design defects; redesign/re-construction of any part of the RV; or anything related to wheel or axle alignment;</span>

•	Rust or corrosion due to the environment; or any broken glass damage; 

•	Damage or loss caused in whole or in part by animals, exposure to natural or atmospheric elements, corrosive chemicals, ash or fumes generated or released by vehicles, collision, road hazards, rock chips, condensation, or any other source; impact, rock chips, dents, scratches or failure to maintain;

•	<span style="color:red;">Damage or loss caused in whole or in part by extreme weather conditions such as extreme cold or heat</span>, winds, rain, lightning, hail, ice, and/or flooding;

•	Damage or loss caused in whole or in part by the willful or negligent acts of the driver of the vehicle pulling the RV, an accident involving the RV, or the condition of any road surface; 

•	Damage or loss to the RV caused in whole or in part by the tow vehicle selected by the owner, owner’s operation or use of the tow vehicle, improper selection or installation of towing hitch on tow vehicle, weight distribution, sway control or equalizer equipment, or damage to the owner’s tow vehicle; 

•	Any injury, loss or damage due to mold or fungi; and

•	Any RV licensed, registered, or primarily used outside the USA or Canada. 

I'm no lawyer, but I read a lot of "outs" that could cause an owner grief. Therefore, draw your own conclusions of what is covered and what is not. Check with your attorney if you have any questions.

The manufacturer installed the appliances. They don't seem to warranty them from what I read. your Furnace, A/C's, Stove, Dishwasher, Fireplace, Water Heater, etc, appear not to be covered. 

You are not allowed to live in or full time in your RV.

You cannot have your "business" buy the RV. It won't be covered.

The <span style="color:red;">BIGGY</span> I see here is that they don't cover "DESIGN DEFECTS". REALLY??????:angry:  So if they under size your axles, tires and wheels, they are not covered. If they don't design your A/C unit ducting correctly, you're not covered.

There is no coverage from leaving your RV in storage if its in extreme cold or hot conditions.

Again, these are my interpretations of THEIR warranty. Check with Redwood or your legal resources if you are concerned.

Speaking of owning a business and having that business buy that RV, here is an interesting story from an individual who found this out the hard way (Non Redwood):

In this one, I agree with most of it. The only thing I might add is to be patient. Properly done, once you start negotiating, keep in mind that it may take several days to weeks to get the BEST deal. NOT HOURS!

Secondly, on a rig such as Redwood, start at a minimum of 50% off (new MSRP). Settle around 40% off with "extras". 

Third, remember the depreciation rule...Drive it off the lot and you lose 20%. Keep it 5 years and the RV is generally worth 50% less (Market conditions can affect these numbers). With the record sales going on right now, there will be a glut of them on the market very shortly pressuring prices. People buy these rigs and have issues come up or find out they don't like driving them. The next recession might be around the new year. You'll find plenty of bargains then. Most people don't like the cost of storage and maintenance that goes with an RV. If you plan to keep a rig 5 years or less, definitely buy used if you don't want to lose more money.

Many never think about the floor plan layout when they buy. And from the previous article, (top), it is OBVIOUS that many engineers (if they are) NEVER use or live in an RV.

When looking for an RV, be happy if you find 80% of what you want in an RV. You'll likely never find 100%. If you do, I would like to come and see it!

Be mindful of the "features" of the RV. Will you use it primarily in the North? Maybe you only need 2 A/C units. But maybe you need a larger furnace. If in the South, get 3 A/C's. 

Verify your rig's axles and tire set up. Verify the actual RV weight for yourself. Have each tire weighed independently. Escapees and others have certified scales and can come to you. Dealers will take short cuts with engineering and give you more bling. If you don't understand engineering, consider hiring an RV Inspector. Just like a home inspector, they can tell you whether you are buying someone else's problems. Don't expect dealerships to be honest. As the old saying goes: Hope for the best, expect the worst. 

There are so many things to think about when buying an RV. For questions, post them here BEFORE you buy. Many of us will be happy to share our experiences.]]></content:encoded>

Where is the back flow/vacuum breaker for the black tank flush located? I would like to omit it or replace it with a real one. I've replaced the West Lake tires with Goodyear G114's and I have an appointment with Moryde to install their independent suspension/ disc brakes with Timkin bearings. I'm installing a sleep number bed and working on getting 110v line to the bed slide for the pump. I have to insulate the front cap, safe area and add insulation to the underbelly and I should be ready for a shake down cruise to find the real problems. Any other suggestions would be appreciated.]]></content:encoded>
