Over the last year we have noticed that our bedroom slide with the Swingtek motors has not been working well. Several times I couldn't get it opened and I had to call my RV tech guy who told me how to reset the control box. Other times it hasn't wanted to close all the way, so I have had to assist by pushing on the outside. Recently a neighboring camper told me about his tale of woe when his slide with swingtek motors failed because the rollers weren't working and the whole slide tilted out. I checked my rollers by marking each with a horizontal black line and realized that half of them weren't rolling at all. I applied a little WD-40 to each roller and got all but one rolling and the slide seems to open and close better and faster. I will continue to evaluate the problem and see how it does.

There are video' online on how to lube the swintech slides. Buy some CRC lube which you can get at Grainger and other parts stores. I is a silicone based lube. If you pull the rubber seals out at the top and bottom of the slide when open you will see the motors. Spray the be Jesus out of them and your problems will be solved. I usually do them every other month and have had no problems since. Before doing this I would have one side start in but not the other. I would also get an error code on the control board saying there was a short.you can also acsess the motors from the inside when the slides are closed but you will have to take the trim off around the slide.being not afraid of heights I would rather do it off a step ladder when the slides are out. This solved my and a lot of others problems. There has been cases of the motors falling but very rare. As in any moving part it needs lubrication as you have found with the rollers under the slide.

I did have a problem with my slide last summer. Actually had a broken wire on the motor. Replaced the motor lubed it up and all is well now. Had help from factory troubleshooting the issue and repairs. The you tube video from Lippert University was very helpful also.
