Having never been aware of a roof leak, this summer we found several soft spots in our roof. This will require a complete tearoff and replacement of the sheeting along with the installation of a new membrane. Looking for recommendations.

I would look into flex armour which is a lifetime roof. They will replace the roof sheeting and then coat it. I believe it is close in price to the membrane replacement. Lisa & George Price use to install them and could give you a better idea about it than I
